
Obliged new National Rental Registry in Spain from the 1st of July 2025
From the first of July 2025 the new National Rental Registry in Spain obliges house owners with a rental license of their own autonomic community to also register this license centrally. Due to the difficulties in the housing market the Spanish government has created it with the following objectives:
- increase market transparency
- eliminate tax evasion
- combat illegal or inactive licenses
Are there any new requirements from this Spanish National Rental Registry?
No, this Royal Decree 1312/2024 doesn´t include any new requirements, so it the permission was granted according to the regional legal stipulations for short-term or tourist rentals of that moment, there should be no problem with the new inscription. However, if the paperwork isn´t in order or contains inconsistencies, the government will reject the inscription which obliges you to cease your short-term rental activities.
Rental platform obligations
It´s important to know that Booking sites like Booking.com & AirBNB will need to have BOTH regional and national registration numbers to comply with the law and therefore will remove your property from their platform if you don´t supply the new number as well in time.
How to inscribe your property National Rental Registry?
The registration is done through the platform of the Land Registry and can be taken care of by C&D Solicitors through a notary Power of Attorney.
